Regular check-ups will help to maximize the life expectancy of your system; unfortunately, even the best maintenance won't prevent normal wear and tear.
Your investment in our service agreement includes:
One Performance Tune-Up Per Year
Having your system checked regularly enables us to keep your unit running as efficiently as possible, which saves you money on your utility bill month after month. These regular check-ups also enables us to catch problems such as loose or burnt wires, and freon leaks, before they lead to a larger problem such as motor failure.
Free 24 Hour Priority Service, 365 Days/YR

10% Off Replacement Parts
Example of savings: if the cost of a blower motor replacement was $400, you would save $40 on the repair.
Labor Warranty
All of our labor services are warranted for 30 days. If you have a problem within 30 days of service, there will be no charge to come back out and diagnose the problem. We stand behind our work.
Energy Saving Coil Cleaning
Dirty coils reduce efficiency and cause your unit to work harder, causing parts to wear out faster, and shorten the life expectancy of your unit. Your unit will cost you more month after month on your utility bill if the coils are not kept clean. Test performed by the EPA explain that as little as 1/10th of a centimeter of dirt or dust on a coil could reduce efficiency by 21%. Since the average homeowner's heating and cooling bill is $1,500 per year, a 21% loss in efficiency means you could be wasting up to $315 each year.
No Trip Charges Or Service Call Charges
With most service companies you can expect to pay a trip charge up to $100.00. Our program customers do not have this added expense when they have a service problem.
Performance Ductless Tune-Up
- Replace or clean all filters
- Chemically clean, rinse, & check outdoor coil
- Chemically clean, rinse, & check indoor coil
- Check, clean, & sanitize condensate pan
- Clean blower motor & fan blade
- Clean & sanitize inside cabinet of indoor unit
- Mold sweep of indoor coil if necessary (extra)
- Blow out drain line, pour water in pan & check drain
- Install pipe insulation on line set if needed
- Check operating pressures
- Calculate temperature rise/drop on indoor coil, adjust charge if necessary (refrigerant extra)
- Check remote for proper operation
- If major leak is detected have to repair, pressure test and weight-in new charge (EXTRA)
Performance A-Coil/Condensing Unit Or Heat Pump Tune-Up
- Chemically clean, rinse, & check outdoor coil
- Chemically clean, rinse, & check indoor coil
- Clean condensate trap & drain
- Check & clean condensate pan
- Clean all dust, dirt, mold, etc. from blower blades
- Check operating pressures/temperatures
- Check superheat or sub-cooling
- Clean & check start contactor
- Inspect for refrigerant leaks
- Measure amperage and voltage
- Tighten electrical connections
- Measure coil temperature differential in heating & cooling operation, adjust charge if necessary (refrigerant extra)
- Check operation of reversing valve and initiate defrost cycle
Performance Gas Steam Or Water Boiler Tune-Up And Safety Check
- Take our burners & clean/wire brush, inspect & vacuum out base of boiler
- Blow down low water cut-off & check if operating properly, if blow down valve drips will replace (EXTRA)
- Clean out low water cut-off (McDonald-Miller)
- Take sensor out of boiler, clean, & inspect (probe-type L.W.C.O.)
- Clean out pip tail
- Check pressure-trol settings & operation, adjust if necessary
- Take off gauge glass, valves, clean & re-install
- Clean & inspect smoke pipe.
- Clean out base of chimney & check chimney w/mirror, will advise homeowner if needs cleaning or repairs. Will install chimney liner if needed (will quote price)
- Drain & flush steam boiler & add fresh water
- Check operation of automatic feeder
- Inspect, clean, and calibrate thermostat
- Start-up boiler & check operation of safety controls
- Skim steam boiler if necessary
- Check complete operating cycle
Items included in water boilers are:
- Lubricate & check circulation pumps
- Clean contacts on all relays
- Check expansion tank pressure
- Bleed out air in system if necessary
- Operate all zones & check zone valves for proper operation
Performance Fan Coil Condensing Or Heat Pump Unit Tune-Up
- Chemically clean, rinse, & check outdoor coil
- Chemically clean, rinse, & check indoor coil
- Check & clean condensate pan
- Clean blower motor & fan blade
- Test and adjust safety controls
- Clean condensate trap and pump
- Check operating pressures/temperatures, adjust charge if necessary refrigerant extra
- Inspect filtration system and change filters
- Check superheat or sub-cooling, adjust charge is necessary (EXTRA)
- Inspect for refrigerant leaks, if major leak is detected have to repair, pressure test, and weigh-in new charge(EXTRA)
- Clean & check start contactor
- Measure amperage and voltage
- Tighten electrical connections
- Test starting capabilities
- Lubricate moving parts as required
- Clean & calibrate thermostat
- Inspect & clean humidifier
- Inspect electrical heating elements, measure amp draw on heaters
- Check operation of reversing valve and initiate defrost cycle
Performance Gas Furnace Tune-Up And Safety Check
- Check furnace for cracked heat exchanger
- Clean burner assembly & adjust
- Clean ignition assembly
- Clean blower motor & fan blades
- Inspect filtration system and change filters
- Check fan belt & adjust tension, replace if necessary
- Lubricate moving parts as required
- Test and adjust safety controls
- Tighten electrical connections
- Clean & calibrate thermostat
- Clean out base of chimney, inspect chimney for blockage w/mirror & check flue draft
- Check manifold pressure during operation
- Inspect vent piping
- Inspect & clean humidification system
- Check temperature rise across heat exchanger, adjust fan speed if necessary
- Clean condensate trap and pump if a condensing furnace
- Check complete heating cycle
